Let’s have another look at Atlanta’s market today.  This time we’re going to check out the price variation across a couple of zip codes in the city.

At zip code 30345, 30288 you can get 6 bedroom homes.  Some of the lots come with baby trees, but in these codes you can also get a home with some more mature standing trees of 30 to 40 years or older.  Multiple bathrooms in these houses are hovering around the half million mark.

Over those are places such as a 5 bedroom parkside home over in the Ansley Park neighborhood where the price tag is $1.5Mil.

Underneath, we have 3 bedrooms with 2 baths for $349,000.

You can pay for location and you can pay for the house.  It is up to you, but it is important to realize how much you do have choice on how you manage your budget in Atlanta.

Welcome back!  Today, we are going to look at what turns out to be a modestly priced home.  This is the kind of place that you have ‘taken for granted’ while growing up, then again maybe it isn’t. 

Today’s example home comes from Nikki Adair, who a currently active builder in the Atlanta area.  The price is $269,000.  Reactions will vary depending upon experience and budget.  What do you get for this price?  A great deal:  this a large house with a good sized urban lot of 1.4 or 1/2 acre.  You also get a full two car garage, which is great if you have a couple or couple with family.

The local high school called North Clayton and offers an impressive 16 to 1 student to teacher ratio, as well as healthy music and art programs.  If your little darlings are growing in this direction, all you have to do is get the timing right and your whole family will be happy campers!

Okay, now that have finally found that home and taken the plunge of a purchase what do you do?  Well, of course you go ahead and live there unless this was an investment property.

Hm, there’s a chance that you might like to dress the place up and also to learn about taking care of your new home.

Two local great sources of information to help you do all of that are Lowes and Atlanta Lifestyles magazine.  Lowes has equipment and advice from on site personnel to publications sold at the stores.  The Atlanta Lifestyles magazine offers a variety of hints and tips ranging from the best type of curtain for your new home’s windows to which colors go best where in the place.

Let’s have another showcase day, deep in the heart of the city.  Ansley Park is a happening, mid level neighborhood, meaning you don’t have to be rich to live here.

What you see on the outside is just a plain and very flat red brick row.  It is very straightforward, with the only variation being that some sections are a bit more forward than others.

Windows are flush with one another on the vertical plane, for three stories.

Internally, these places are also beautiful.  Reminiscent of the loft, there is at least one interior brick wall.  However, unlike the troubles of loft apartments, this place has a two-car garage and there is no industrial tubing to look at indoors.

Since this may well be your new ‘home town’, there is a lot that you are going to want to know.  One facet of the entire Atlanta experience will be the schools.  Every now and then, we pay attention to this aspect the city.

 Of course the city has a public school system.  Today we’re going to observe a change: Atlanta’s elementary school Ed. Cook.  Four years ago, this school had slumped into poor performance despite the successful construction of a brand new building just 6 years ago.  Now, however, the school is operating at high standards, and has received an award to mark these improvements.  This just goes to show that you need to pay attention to your local schools and you need to ‘not give up on them’ even when there is a problem.

Today, let’s take a quick look at the latest market trends for buyers seeking space in Intown Atlanta.  Those working the area have obvserved a very slight drop in price.  This change has apparently held true for every type of home from the condo. to the fully detached house.

Recently, there has also been a slight drop in the mortgage rates recently as well.  If you are a hopeful buyer then you should feel very welcome, and area real estate agents: including yours, are hoping that this will increase the area’s attractiveness to you.

Welcome back.  Today we are going to look at homes of various kinds being produced by another major builder: John Weiland.  There are several subdivisions now being erected within Greater Atlanta by this developer. 

The homes range in style from the townhouse through the new slickly polished ‘instant moderne mini-mansion’ to the classical stone front work fully detached homes. 

The good news here is that you can of course use your own real estate agent to buy one of these places.  What does happen, of course, is that this effects who the money goes to.  These homes are running with beautiful floor plans, fireplaces and prices through the midriff of the hundreds of thousands.

Atlanta Legal Aid? Why, by Miriam Pia

Welcome back!  Today we are going to address another housing related issue.  You may not have known before, but in reality there are two separate sets of housing codes for owner-occupied homes and properties that are being rented out.

This is incredibly important to take into account if you are considering investing in a home.  In my own case I had thought that maybe I could buy a home and then rent it out whenever I lived overseas so I could avoid selling it.  I did not know about these different codes.

Simply be aware of them, and learn them for your own situation.  Also, if you had an idea like mine, be sure to learn both codes and avoid legal troubles.
