Another tid-bit about the whole ‘condo scene’ by Miriam Pia

This entry is designed for the naive.  If you already know everything there is to know about condominiums then reading on is pointless.

The great difference between a condo and an apartment is ownership.  With ownership comes control.  However, most condos are in the beautiful tall buildings and all share common spaces. 

Have you ever wondered about these?  In condos, the owners all share joint ownership of the hallways.  Maybe you had assumed that the builder did, but were wrong.  These often have some fees attached to them.  There is also normally a housing association within the building.

This method also holds true in row houses and fully detached ones.  In these cases, the sidewalks of the city, but also the space between the lawns and roads are owned in common by the citizens.  This is why you can have trees planted on your block often just by asking.

2500 Peachtree: How high are you? by Miriam Pia

2500 Peachtree is a stately, large oblong building in Buckhead.  It is done up in a two color manner.  Mainly it is a muted yellow, with blued balconies.  It doesn’t have towers, nor spires, but either end is slightly taller and more ornate than the breadth in between.

 Prices at the top of this classy and prestigious looking building are up there.  #902 has a full 4 bedrooms, and runs just under $13Mil.  Lower is cheaper here, at 2500 Peachtree but the prices change in an orderly manner.  The fifth floor is a low-high at $2.3 Mil, whereas the third floor has condos for only $1.9Mil.  Down on the second floor you can live for under $1Mil and not have to tote your groceries….but when you’re at the bottom maybe you do carry your own, and maybe when you are at the top, you naturally don’t.

There is a history to these amazing buildings, these modern giants, these skyscrapers.  Whether it is the Spire or the new Trump Towers, as we move into the 21st Century we progress with technological advances.

What is sometimes fun, is to see how old fashioned ‘new fangled technology’ has helped us to get to where we are today.  In the late 1880’s new methods of steel construction revolutionized the ability to create tall buildings which could be both safe and stable.  This is how your high buildings in Atlanta got their start…just in time for post-Civil War Reconstruction.

Finally, I must share one more tid-bit:  of course you have heard of blue prints: these are simply copies of the architect’s drafts with notes that can come in quite handy to the actual construction teams and planners.  Well, it was Thomas Morgan, who after reading a Scientific American magazine article, took the plunge and brought this wild new technology to work in the city of Atlanta where he had a hand in erecting over 10 tall buildings downtown.

If you already know all about condos, then skip today’s entry.  This one is for the naive, yet hopeful.  Are you a young adult eager to make your first migration to the glitz and glam of a truly urban life?

If that’s you, then here are a few more qualities that you can reasonably expect in a condominium residence.  There is often a fitness center as well as a swimming pool.  Many have the facilities for at least one more sport but what that is changes.  Often there is a club, and in some of Atlanta’s condos, you can even get shopping.  Add these to fire-safety and car lot spaces along with granite counter tops and great views!

“And what about my car?!” by Miriam Pia

So, let’s just say that you are all about migrating to Altanta and making yourself a home in the hippest manner ever in your life so far.  However, you are suddenly struck by a common problem for the hyper-urban:  “What to do with my car?”

Okay, let’s say that you have a few options.  You can give up the whole automotive idea.  ‘Don’t feel guilty, many people do.’  Public transit in densely populated and giant cities is one of humanities greatest achievements.  I truly believe that one main method for keeping the death-by-violence rates down in big cities is the public transit system.  Fewer people implode or explode over automotive issues when they can take the tube, or hop onto MARTA.

If you want to have a car in Atlanta, and live downtown, be sure to tell your realtor to only even bring up condos that have either a built-in garage, or at least an allottment of parking space for you and yours.

That way, you can relocate without gushing tears over having your new dream home but nowhere to park.

Fire Safety for High-rise homes by Miriam Pia

Let’s just say that you want a home in the sky, but you are wondering how to stay safe way up there. 

OSHA has produced fire saftey and evacuation plans that are designed especially to suit skyscrapers.  Leaving certain escape doors unlocked and having plans are built into the strategies devised for employees in these locations.

Fire-emergency basics for those with a high-rise condo are the following:  either locate a safe exit downward or go to a room that has windows on the outside of the building.

Call 9-1-1 for emergency rescue.

Find and wave vigorously a light colored flag to attract rescue workers.  Implied here is that you will need to ears out for the sounds of helicopters or trucks. 

Here’s one I hadn’t expected:  stuff cloth under the doors of any area that may leak smoke into the room or condo that you are in. 

From that point on, just stay calm but alert as best you can: take deep breaths and watch for signs of rescue teams.

Low rise ? Here’s why by Miriam Pia

Let’s say that you want a condominium because you prefer to not have to drag around a lawn mower.  What if you actually do like to socialize with your neighbors?  What do you do if even though all of this is true you would rather not cramp yourself into the downtown scene?

For adults, there is a specially designed place called Madison Place Condominiums.  This combines elements of detached homes, townhomes and condos to recreate a neghborhood just for you.  Essentially, these are master designed homes that are attached at the sides, most frequently by privacy assuring garages. 

These places have been mass produced but with the idea that you can selectively modify them according to your very unique wishes.  This adapatability is built right into the houses.  All in all, these homes offer a great ’suburban, cozy’ alternative to the high rise, making them excellent for the middle and later years of life.  Affordable?  Oh, yes!  Stunningly accessible in the upper $100K range.

Converted Penthouses

In the past we have done some looking at loft apartments within Atlanta.  Recently, as we have set our sights on living high (uh, this one’s a natural high) and have taken surveys of some of the more impressive towers in the city.

Today we’re going to mix apples and oranges so to speak and look at converted loft penthouses.  The best part of one of these is that they can in fact serve families which many lofts are incapable of doing.  ‘Relief is not the word’ if you are a fan of these wild homes and also a willing parent! 

There are normally at least two full walls of windows in the converted penthouse.  Indoors, you can still get your granite counter tops and even fireplaces can be found in these homes.  Along with features like these, you also still get ‘true loft effects’ like exposed ductwork.  The high ceilings are typical of both types of condominiums.  Finally, on many occasions, the converted penthouse loft is the only residence on top of the whole building, which a bit less liable to be the truth with a conventional penthouse condominium home.

Today, we’re going up top to check out some penthouse condos.  In this case, we’re having dreams of urban prestige in the New South.  Welcome, to the world of the Mayfair Renaissance.  

Here’s another nice high-rise, going up over 25 stories.  This babe of Atlanta’s is located at 195 14th St. in dear old Atlanta herself.  With this in-close location, you know that the lushest of downtown living is at your beck and call.  Take a deep breath and drink in the feeling of Metropolitan Heaven, and best of all, you are not just imagining it.
