A Buying Tip by Miriam Pia

Friday, September 29th, 2006

Welcome back, today instead of focusing on what you want, we’re going to check up on how to get what you want.

If you wish to improve your negotiating power with the sellers, or if you need to fully understand your budgetary restrictions, then here’s a tip.  You can get yourself pre-qualified for financing early on and use this to choose which homes to look at or you can use it to push to close on a deal because you know exactly where you stand.

There is one place Online where you can go to explore this further.  It is simply called Cash On-Time, and they will provide you with numerous examples of how you can figure out what kinds of arrangements that you want for your housing solution.

For example: Tryon Pl. in Dekalb county by Miriam Pia

Thursday, September 28th, 2006

Today, let’s have a look at a fully detached 4 bedroom home within Dekalb but still within Atlanta herself.  Once again, if you love this, nudge your Realtor.

One local beauty has two stories with lateral siding.  The hues are pale and light, creamy pink and blue.  There is a touch of the Southern feeling with a wraparound porch that travels around two sides of the house.  Shade is provided by both one of the necessary lush trees in the yard in addition to the porch.

This place has a two car garage, and a beautiful yard.  Not cheap, this wooden charmer is listed at $650,000.

Introducing a New Concept in Atlanta homes by Miriam Pia

Wednesday, September 27th, 2006

Today we look at another housing solution.  This one is for the exceptionally environmentally conscious.  After all, we humans are so powerful now that we know that we have to protect the natural world, even though ‘it sometimes bites’.

Along this line comes a new type of neighborhood in Atlanta.  This is the Preserve Conservation-Zoned development.  The very first of this kind is coming to Atlanta right now with a ‘built-in’ 18 acre nature preserve, certified by the National Wildlife Federation as ‘a real reserve, not just a scam’.

If you act with your Realtor now, you just might be able to select from in-house floor plan options and pick your own lot in this fantastic new location.

Better than you think & for less! by Miriam Pia

Tuesday, September 26th, 2006

Today I promised homes.  Did you know that it is possible to choose a manufactured or modular home for a lot that you purchased?  Did you think is only about ‘trailors’?  Well it is not.

Features such as stone counter tops, fire places, and free standing chopping blocks for the kitchen are all available.  You can seek housing developments that use these, but you can also buy a lot, pay to have a strong foundation dug in and then have a pre-fab home brought to the site and set onto those foundations!

These homes provide unexpected value for those who may want to spend less on the house itself than on the lot.  Work with your Realtor on this if you see choice land but are concerned about your budget.

This allows you to select from a variety of designs without wasting time with building.

New Life in Atlanta! by Miriam Pia

Monday, September 25th, 2006

Welcome back to the Atlanta real estate blog.  As you know by now, I am your hostess, Miriam Pia. Word spinning is my gig, and I love the brief form of this blog.  The longer this goes on, the more I grow to love Atlanta, don’t you?

Did you know that today, the capital of the New South is home of one of the world’s most precious Life saving programs?  Sure enough, the local Zoo is preserving the panda bear species by being home to a new generation.  Everyone say, “Awww.”  In this era, this new baby girl panda symbolizes humanity’s opportunity to make up for what can only be called: “severe over kill” of other species.  Redemption’s not all bad!  See you tomorrow with more homes for humans.

Future Trends: Disarmament Visions by Miriam Pia

Friday, September 22nd, 2006

You did not expect that disarmament would be about real estate, now did you?  In all honesty, neither did I.  However, if you’re the kind of realtor who likes to put your ear to the ground, here’re the sounds of what’s coming into range.

Military bases that are closing down are turning up on the real estate market.  In the state of Georgia, there are currently 6 military bases that are scheduled to close down.

Part of these will become public parks, which is great.

The rest are up for:  Builders, Developers and of course, those of you out there with Private Interest in real estate.

Keep your eyes and ears peeled for new opportunities within this surprisingly peaceful section of the market.

Your Home after the Condo. by Miriam Pia

Thursday, September 21st, 2006

So, by now, you have bought enough furniture and your tastes have changed so much that living in town in a condominium no longer suits you.  Now, you want a nice family place.

There are many of these, but for today let’s look at the classier, very new places.  Obviously, if you were living in a condo before, then you want a low-maintenance place.  Brand new is one of the best ways to achieve this.  Also, if there are kids living in the neighborhood they may be a source of accessible and cheap labor without really ‘exploiting them’ to tend your lawn and so forth.

Legacy Communities is one of the many builders servicing the Greater Atlanta area.  The homes are on the inexpensive end, so this can be a move over, down or up in expenses depending upon what you had been doing before as these houses run from $150,000 to $250,000.  Despite the low cost, these places often offer 3-5 bedrooms in addition to a couple of bathrooms, a fine garage and at least two stories.

Megalopolis Atlanta! by Miriam Pia

Wednesday, September 20th, 2006

Okay readers, the recent statistics have been checked.  The fact of the matter is that the new capital of the New South has outgrown everyone’s expectations!

Right now, the city itself, within which we have been closely examining condominiums recently, is home to over 400,000 people but still fewer than a half million.

However, within the Perimeter, the numbers have rolled over from ‘conceivable’ to relatively overwhelming.  The latest estimates are that the population of the area have rolled over the “5 Million!” mark.  It makes me feel like a gigantic eyed teenie bopper:  the number itself is sufficient to cause shrieking!

So, doubt not, people, if you want to head for a real giant city, then with Atlanta, you are headed in the right direction.

I call this ‘a small Megalopolis’ since the real monsters are lately spilling over the 12 million resident marker.

Hip Location for Unique Taste by Miriam Pia

Tuesday, September 19th, 2006

Today we’re leaving the sky scrapers, and getting closer to the ground.  Let’s say that you are indeed an urban dweller.  Maybe you get wonderful ideas as you stroll along the streets.

Our example is one of these:  You’re life is a fantastic secret…it is not as if you don’t exist, but rather that you live above a shop.  So when the people walk buy they are often just under your head, your nest, like a bird’s is just above them.

One of these wonderful, dreamy places can be yours tucked into a charming neighborhood in Atlanta for well under $250K.  Your life, your fantasy…yet your real home is a cozy, well designed and well protected space.  This close to the ground, moving in won’t be so bad.

Overview of the Condo Market by Miriam Pia

Monday, September 18th, 2006

The latest news issued in an article by a Miranda Fulmer is that the condominium market is transforming from a seller’s market into a buyer’s one.  Supply has never been higher, and with Trump’s towers coming to the Atlanta skyline this truth ‘hits home’.

What this means is that, if you are looking for a condo home, this is a great time for you to search, as the builders have been doing everything they can to create the space.  However, if you were looking for a fast turn around on an investment, then this is not a good idea for you at this time.

In the long run, the condo market it apt to stabilize, but after it has been the dominant segment of the real estate market for the past three years, you are well to sense these very real winds of change.
