More Condominiums in Atlanta by Miriam Pia

Once again, today’s entry appeals to the starry eyes urbanites.  Apartment dwelling is not for everyone but for many of you out there nothing could be better than to live in a home where you can get a good overview of the city every time you look out the livingroom window. 

As previously also mentioned condominiums are diverse in themselves.  Today I’ll drop two names:  The View@Chastain, and a place by a builder known as Chartwell that is right in Midtown.  The first of these places boasts 12 foot high ceilings in its one and two bedroom places.  The building offers 7 distnctive floor plans with prices ranging from the lower $200s to the lower $500s.  There is another fresh, new building down there sandwiched in there beside a bank downtown.  The prices for this place, constructed as recently as 2004 and opening up just last year, are very sensible at $100s – $300s. 

The former is a Buckhead gem, the latter is Midtown heaven.

Your New Climate by Miriam Pia

If you are a Northerner like am, then this will feel completely different to you than if you up to Atlanta from further South.  The weather in Atlanta runs hot-mild.  Compared to a desert, the climate is incredibly moist and quite frankly the heat never gets excessive at all, with a top Fahrenheit reading of just 89 degrees F, which is about 29 in Centigrade.

To those with childhood visions of snow up to the armpits, the Winter temperatures in Atlanta are balmy and virtually tropical.  Even at night in deep December in Atlanta the temperature usually stays just a touch above freezing:  so Jack Frost might make it, but as for straight up ice, you will still have to go to your freezer.  Where I come from, the temperature is or was normally below freezing when the Sun is shining for at least 2 to 3 months of the year.  During a January thaw it might get up to Atlanta’s coldest times, with daytime norms of 52F and nighttimes hovering just above freezing.

So much for skiing, making real snow cones, snow men, snow angels, snow shoeing, playing in the snow, having snowball fights, shoveling snow, digging your mail box out of the densely packed snow drift built up by the plows and Northern stuff like that.

Townhouses: Why they are Wonderful by Miriam Pia

During the 1990′s there was a new movement in Atlanta to construct townhomes.  Now, if you are the kind of person who likes the idea of blending newness with a ‘settled in’ feeling in a home, the time for these places is now ripe for you.

What makes a townhome better than an apartment?  Well, these are not ‘flats’; you get multiple leveled living just like in a normal house.  Also, of great significance, you can very often get a full garage directly attached to your home.  Normally, you get spacious living quarters this way: full living room and dining room or area as well as kitchen downstairs.  Upstairs there are often multiple bedrooms and such a place typically has at least one large full bathroom. 

Frequently, you can get a good yard with a town home.  Also, if you are a real urbanite, then these places are often very stylish and define beautiful areas with that distinctive metropolitan ‘edge’ to them and all at a price that is often much more accessible that the cost of many a condominium.

Media Basics in Atlanta

Here’s another tid bit of life in Atlanta: your local newspaper.  The name of it is the
Atlanta-Journal Constitution.  You can get this delivered to your door.  Nowadays, as many of you have come to expect you can also get it Online.

This paper could be your inroad to understanding your new home: the Mecca of the New South as it goes through another fabulous phase of prosperity.  There is so much going on in the Greater Atlanta area that it can take something like a great daily paper to keep you up to date. 

People’s perspectives vary so much that it is great to be able to share this.  I know that are some of you out there who see how fantastic Atlanta really is and have looked up to it as the shining example that it is doing its best to really be.

However, see my Northeastern finger wag, I also know that some of you may have grown up with a regional bias: Feel the Southern sensibility responding with, “Now, what would a Yankee know, I mean really know, about the South in the first place,”…and then that whole New Englander or just far Northern tremor that anywhere there’s not a massive Winter freeze out that kills off anything but the hearts of trees and fireweilding humans has got to be…I dunno… fishy.

What’s In by Zip Code in Dekalb & Fulton Counties by Miriam Pia

There is more than one way to judge the popularity of a location.  Atlanta prides itself on handling its current boom well.  One way to gauge the sweet spots of the Greater Atlanta area is to check out which zip codes are bustling with the highest level of activity.

Dekalb county makes up the majority of the Eastern half of Atlanta.  Right now, there are two areas within the county that are ‘doing best’.  One of these is close to the heart of Atlanta proper, 30307 and 30316.  Both of these places are offering affordable homes for the majority populace: the five figure incomes between $30K-$90K per year.  The other 30316, is right is a bit further out, but still well within the Permiter.

Fulton County is much more oddly shaped.  Look out folks: one of this county’s most popular zip codes is the same as one of Dekalb’s, and the other is a next door neighbor.  The codes are 30306 & 30317.  The ‘far out’ one on the Fulton County side is a suburb marked 30336.

Mixed Income Neighborhoods: The New Solution by Miriam Pia

A few decades ago, some benevolent forces in the government and amongst the people decided to try creating affordable housing to improve the quality of life for financially poor individuals and families.  Well, this was a ‘mixed bag’ and ultimately the sociological effect of creating entire areas of town that can be described as ‘concentrated poverty’ didn’t help anywhere nearly as much as had been hoped.

Now, the Atlanta Housing Authority has a new idea.  Part of this new idea is a set of apartments called West Highlands.  Only about 50% of the apartments in this new building are intended to be funded by public assistance.  The building is part of an intentionally mixed-income neighborhood.  Some reasons for this are clear.

When there are people in the area who do have money, then public services are apt to be kept up.  Also, since there is money around, there will be many shops and the like to keep the place attractive and appealing.  While some may feel pangs about not being able to buy, they can also feel joy that the higher income people are making them able to enjoy a more beautific neighborhood with high quality accoutrements.

Also, the bottom line is that no matter how much you have: we’re all people despite the slings and arrows of inter-class antagonisms and raw ignorance on all sides that abound.

Pulte: Have they built Your New Home?

Now, if you are not used to it, learning about builders and how many homes they put up can be staggering.  You just want a home: they are out there mass producing these things.

This builder has one and only one community in the ‘Perimeter’ ergo, ‘The Greater Loop’ defined by highways built in the 1940′s.  It is located in the Northeastern section of town. 

This company builds single family homes that even include the very modern “mini-mansion” a middle class place with a ‘nice posh feeling’, and townhomes.  The townhomes are unique in that they harbor underneath garages out front.  Most of these are also sizeable homes inside with three bedrooms, space for dining and for living.

None of the Pulte homes is isolated as each on is part of a neighborhood.  Ask your realtor about this builder’s product.

One Price Shopping: $190K in Atlanta by Miriam Pia

Welcome back; it’s great to see you again!  Let’s try something a little different this time…we have done it once before, but that was some time ago.  Let’s see what is around by comparison shopping with a set price.

For $190,000 you can find a new, large, brick face stylish place with a sundrenched lot in a new subdivision.  But be aware of these light brown brick homes, with foyers but no porches, you can only get these at such a low price when there is a ‘must sell situation’.

However, what if, like myself you need to have plenty of shade and birds in your yard?  Then that place is not going to be any good to you until 2060.  However, there are darling one story three bedrooms that have both porches and shade well within the city limits for the same price.

Also, in another neighborhood, you can get a dream cottage.  There is a white wall, and a bright red door, but a delightful looking and smelling tree has grown over and around the door.  The garden is lush with life, and voila! you are in a kind of real-life-fantasy land where you can virtually hear the laughter from people of all ages as this timeless beauty beckons to you.

Older is Better in Atlanta by Miriam Pia

Truth be told, taste in homes in certainly not the same with everyone.  Today, let’s have a look at where in the area to go if you really want a stately old place that wreaks of class.  Such a place has the deep feeling of a well settled in foundation as the sense of really being part of what makes Atlanta what she is.

Undoubtedly one of the best neighborhoods within Atlanta for such a home is the area known as Midtown.  Midtown is located just North of downtown making it a place from which everything can be accessed.  Homes here are not cheap, however with a norm in the $400K area.  For those you not used to ‘real estate speak’ that means the houses are running in the 400 thousands.  There is surprising diversity on offer for that price.

A quick scan reveals that you can find everything from a 2 bedroom place without a garage up to a 5 bedroom home for the same price.  Doubtless, that alone has you beginning to imagine what the differences must be.  More than a handful of three bedrooms in the neighborhood have plenty of garage space.  Surely at least one of the bedrooms is a relatively ancient apartment.

When you have a place in Midtown you are really part of the heart of Atlanta.  The nightlife of ritzy Buckhead is near, and the trendy feel of Viriginia Highlands is also close by.

Welcome, welcome!  Today we are going to touch on a mandatory subject that will come up for everyone interested in a home.  Home decoration is considered objectively to be an option but in reality it is a necessity.  If you just gather items and put them into your home it will create an aesthetic regardless of your desire for this to happen.  Since it is going to happen anyway, you may as well do it intentionally to get more desireable results.

Several women offer expert advice on these matters.  “Good taste is a personal expression that is in a constant state of evolution,” says Andrea Moattar.  She is a carpet dealer and works with people who are devising their decor around such a central piece.  Another great decorator makes the task seem less impossible with her straightforward yet somehow rich observation that, “Taste is more about what is right for you and your indviduality and less about do’s and don’ts.”  This final tip by Lauriel Leonard is, I think, one of the most important fundamental principles of art and quite frankly also home decor and fashion….it also has a stronger position in lifestyle than you might ‘expect’.
