Aspirations & High-rises in Atlanta by Miriam Pia

How many hopes are well represented by high-rise towers?  Doubtless, many.  Recently, Trump introduced his new twin towers project for the city of Atlanta.  That’s exciting, but where can you move into this year?  How about the Spire?  Mentioned a couple of month’s ago, this is a 29 story beauty that just opened during this year.  These mark the latest trend in an important segment of Atlanta’s real estate business.

What if you are more of a classical person?  One hope is that the Windsor over Peachtree will have room for you.  This 20 story building is one of the oldest of Atlanta’s high rise buildings.  Luckily for you, it was converted in 1999 from rental apartments into fully renovated condominium homes that you can buy.  What you might have come to expect, they do have: granite counter-tops and ceramic tiles on the bathroom floor.

Last on today’s ’short-list’ is 1280 West Condo which is an impressive 40 stories tall.  This makes it Midtown Atlanta’s tallest residential building and the best possible place to get an overview of the New South’s urban center.

Condo Culture Around the World & in Atlanta by Miriam Pia

What springs to mind when you think of Condos?  For most of us, high-rises nestled right into the depths of cities.  In the giant cities of the world, condos often offer the only possible place to live within the most densely packed part of the city.

Excitement is probably next: the invigorating energy of streets that offer life 24/7 as the saying goes, or as close to it as the city can handle.  The energy of suits and bustling pedestrians in the morning…where young professionals come to make their fortunes and their futures…yes, condominium lving means all of this.

Last year, there was finally a study done on overall pricing for the same 1400 square feet in a building at least 10 stories high in 34 different countries.  The Global Condo Living Study was conducted by Caldwell Banker in 2005.  Atlanta falls self-assuredly between the extremes, with NYC getting the slot for “most expensive in the world” whereas Warsaw Poland is offering the world’s bargain at only $123K for the same amount of space.

Chattahoochee National Park Condos!

Along the banks of this incredible National Park are some inexpensive condominium homes.  These are running well below $200K which will come as some relief to those of you who were intimidated by yesterday’s listings, beautiful as they are.

One of the two condos is able to boast the classy sunroom amongst it’s features even though it is running on the small side.  One, and two bedrooms are more common than three in this neighborhood making it best suited to individuals, couples or small cozy families. 

The other main attraction for these is of course nature.  The danger of such places is always that we’ll ruin them if we build on them much.  So those few places that we do build are all the more precious.  Tennis and swimming are the favored sports in addition to walking and hiking.

Today, as part of our series about Atlanta’s condos I will perform more ‘name dropping’.  First, however, let’s review the difference between a loft and a condo.  Most loft apartments are re-worked buildings, including many a warehouse.  These are best for those who are searching for something…beautiful that was spawned by incongruities…yes, that’s definitely what it is.

Condominiums on the other hand really are quite diverse amongst themselves.  In some cases, a condo simply means an affordable home deep within a city.  Since prices there are so high, you might be able to find a home up high in building, but the cost of a house is more than you could hope to bear.

Some folks go for these places even though they could easily buy elsewhere.  These are people for whom metropolitan living is as liable to be a matter of chic as price.  Celebrities, singles, career wizards, two career couples, and even the highly advanced ’sleek double careers with children’ can all roost in condominiums

Here’re two more condo addresses for you to ask your favorite realtor about: Kingan & Co. Condos at 238 Peters St. and the Museum Tower at 173 Baker St..  Atlanta has at least 23 condominium buildings, and if you go so far as to include lofts then the number multiplies a great deal.

We have all heard of condominiums, but what are they really?  It is true that in some ways they are just ‘apartments that you can own instead of only renting’.  However, especially on the high end, condos provide a special metropolitan class of luxury.  Amenities that you can expect in a top of the line condo include high ceilings of at least ten feet, but twelve is rather normal.  Also, stonework in your kitchen is also a characteristic that you can predict in a fine establishment.

On every level of the economy, the condominum strives to be efficient: you get a lot for the price.  These places are typically tucked into zones that have very high property values.  There is something about having access to an urban condominium that is, let’s just say, lucky.

This one is hot off the presses.  Just a few weeks ago, plans have been unveiled for a new condominium project in Atlanta.  As a cooperative effort with 3 major players, the now famous Donald Trump will be helping to bring a matched pair of gorgeous, luxury condominium towers to the city.

Opulence is the key word to go along with this new name brand.  The new buildings are slated to go up beginning next year and to be prepared to take in the very first residents by 2009. 

Where is this place going to be?  “Be still my beating heart,” lovestruck- Midtown!!! Midtown does win on this one and the home for these beautiful new skyscrapers is going to be at 15th & West Peachtree. 

Call your realtor right now!  By the time the paint is dry there will probably be moving trucks backing up traffic!  This one is going to be that popular!

Park Tower

Right now there is a 10th floor, 1 bedroom condo available in this Atlanta highrise for $144,900.  This is good to know, since, as you may have noticed in yesterday’s post, there is not always an opening here.

There is a great view from the balcony of this location, with only one other tall building in view. 

The amenities are quite good ranging from secure parking to being located near to MARTA, and it is a great downtown location.  The kitchen’s back wall separates the entry way from the living room.  The dining area is set neatly aside.  Did I mention the large lovely livingroom windows creating the opportunity for an incredible view and fantastic sunlight.  Be sure to get the proper blinds or curtains in this situation and the interior houseplant options are astounding.

There is a lovely Historic District in downtown Atlanta called Fairlie-Poplar.  This neighborhood, near to the Olympic Park is home to many friendly amenities, including condominiums.

Here’s a challenge: can you get a place at this one and how long will you have to wait?  Units can be sold at 123 Luckie St. but some are rentals.  If you are really intent on getting in here then maybe you can rent there and then jump on an option to buy.  This low-rise 6 story building also has two story penthouse apartments all along the 5th and 6th floor.

Low Rise & High Rise: Suburban & Urban Condos
