Thinking Outside the Box: Trade a Home! by Miriam Pia

Here’s a new one!  Instead of just looking to buy a new home, and to sell off the one that you already have, you can just trade off a home with another owner.  There is a site for this that offers mainly temporary use-privileges, for vacations known as Exchangehomesoia.com.  However, membership is entirely free and so there is no reason why you can’t look to trade a home permanently.

There are a few obviousl limitations about this: you have to find a place that has about the same market value.  Keep in mind that you can still make a big change in your home depending upon the general values rated by location.  If you want you can shift from ‘the same type of neighborhood’ but in a changed location.  However, I think it is helpful to know that you can switch from a big house in a cheap part of the nation to a smaller place in a location where all the homes are more expensive, or from a little fancy Metro condo to a spacious house elsewhere and still be working ‘at the same price’.

Educating your children in Atlanta

Atlanta has a number of public schools.  People in the school system are always working to make it the best that it can be.  Perhaps you are aware of the remergence of an old issue: is separate more equal than together?  In this case we mean gender, not racial differences.  The reason for this is that a great deal of research seems to indicate that much of the design of public schools suits the needs of girls better than it meets the needs of boys.  In addition to this, there are very ‘mixed results’ for coeducational environments from junior high and into high school.  Puberty alters the classroom dynamics because it influences the way children act within their own gender as well as across the gender gap.

 If you were afraid that the public schools in Atlanta would not address this concern we are happy to report that you were wrong!  Next year, two middle schools in the City of Atlanta will be converted.  Obviously, one will be all boys, while the other will be girls only.

This is great news if you have sensitive children and also it can serve to simply boost your confidence about Atlanta’s public schools in general.  We know you want to like where you live.

Pulte Homes: Another Builder

Welcome to today’s entry!  Introducing another new builder: Pulte Homes has 52 communities throughout the ‘Atlanta region’.  7 of these are located within the Perimeter of Atlanta also known as ‘the Greater Atlanta Loop’ or ‘Greater Loop’.

Here’s a description of the kinds of homes offerred by these folks.  There are lovely covered porches, in this case they are narrow and short running across the front side of the house only.  Siding and shingles are often combined by this manufacturer; these are not the ‘brick houses’ we covered in the last entry.   

These also have an attached, side joining garage but it’s a bit of a squeeze to get two cars into it.

Check out these homes, again, this builder works in subdivisions so you can find a variety of neighborhoods hosting these types of designs.

Lower Mid-range Homes Out-of-Town

Heather Stanton.com is a great web site to access homes running from just under $90,000 to about $300K.  None of the ones she’s showing off lately is located within Atlanta itself but all are within commuting distance.

There are many red brick town homes available for around $90,000.  She has a few ‘bargain gems’ such as a gorgeous three bedroom home located near the back of a beautiful lot with plenty of mature trees providing shade and privacy and that peaceful foresty feel that only well wooded homes have to offer.

If you are looking for a rather inexpensive home for a small family and would prefer to live outside of the city but not too far out, then this is a good place to begin.

More Luxury: out of town

Yesterday we looked at some of the Mansions that you can buy in Atlanta.  Two were in subdivisions; this way you can keep the ‘neighborhood feeling’ even though you live in a big house.

There are also new luxury homes within the city that are not part of any subdivision.  Feelings about subdivisions vary but are often rather intense.  For some of you, a subdivision might only be okay if it is more than 50 years old by which time the trees are mature and the area has had a chance to ’settle’ and to develop a history.

Of course it will be much easier to get a larger lot outside the city.  The standard size for the $5Mil place is the 3-5 acre lot.  Privacy lovers need a set back place with plenty of trees out front.  If you want to show the place off then make sure it is close to the front of the lot and up on at least some kind of hill.  You can find builders and realtors who specialize in this type of home.

This post is meant to cater to everyone from the first time home buyers who need help to get it, including the trailor park people- so you can own a fully detached place for under $50,000 and the vast spectrum between there and the 6 bedroom, $17Million dollar place we learned of yesterday.

Luxury Homes in Atlanta

This is the bounce off of yesterday’s listing.  Prices are ’sky high’ at $5Mil and even higher- you should feel the crane in your neck as you watch these compared to $150,000 yesterday.

Did you know that you can buy  mansion in the region of Atlanta and still be buying a home in a subdivision?  I hadn’t realized that either, but you can.  There are two stately $5Mil homes in Atlanta herself set on 3-5 acre lots.  Perhaps surprisingly, these places only have 5 or 6 bedrooms.  If you grew up living in such homes then you will feel this is all perfectly normal and your advantage is that you know how to sniff out a bargain versus some ‘wanna be posh’ sour deal.  If you did not and do not faint from the elevated price tag, then you will find that most of the glory is not in the number of bedrooms.

West Paces subdivision currently has one home for $8,999,000 open.  It is mostly white, tasteful but not ostentatious and set high on the lot, but not far back.  This beauty is really in Atlanta.

In contrast, we have the spread out elegance of a blued $17Million dollar estate within the city. 

Not only are these two fancy but they are also new.  Both were built during the new millenium.

Great Deals: New Styles: iNest

Welcome once again to the Atlanta blog.  This time we’re going to look into a reputable builder: Legacy Communities.  These folks have been creating homes for three generations.  They target the middle class, with contemporary and affordable designs set up as development communities.

The price really is right on these as they run between $100 -$200,000.  Most have 3 bedrooms and a covered garage.  Large foyer windows preside giving a sense of prestige to these places.  The brickwork is light, and brown.  Most of the homes actually use a mixture of cream colored bricks and a clear brown without even the slightest hint of orange or red to them at all.

There are 8 of these communities around Atlanta, 2 of which really are within Atlanta’s boundaries.

Attractions in Atlanta

Welcome!  So, perhaps you saw someone beauteous in Atlanta and you feel the attraction.  A lighthearted, kind “ha-ha”: here we’re going to cover some more of the city’s other kinds of urban attractions.

Traditional’ features of Atlanta are the Botanical Gardens, the Aquarium and the Zoo.

For those with ‘different’ interests, the CNN Center is in Atlanta.  Everyone curious about how this ‘modern giant’ operates can get a look at the situation ‘from the inside’.

There is also the Georgia World Congress Center and the Atlanta Convention and Visitor’s Center.  In the latter case, you can find a whole host of additional information about what the city has to offer, and directions on how to get there.  Regarding the World Congress Center- well, this is a fantastic place to see how politics works, and to revisit a great event in the city.

Lastly, along another vein there is Piedmont Park, the Six Flags Amusement Center and the Fox Theatre.  Whether it is adults only or a mixture of entertainment for children and grown ups, Atlanta can entertain, or ‘edutain’ you.
