| Welcome, readers! It happened again, today’s find is outside of Atlanta, but in the area. I believe it is closer in than yesterday’s. Within the delightful Fulton County, the western half of Atlanta, resides a set of developments called the Brookfield Country Club. What is distressing, is for those willing and able to pay the $20,000 annual fee for country club membership, they’ve ‘missed the ball’ so to speak, as these arehousing communities rather than an actual country club. Today we’re looking at openings in Brookfield Country Club West.
Many of these have wonderfully spacious lots with mature trees while other yards are well designed for playing frisbee rather than seeking and finding elves and shade. The homes themselves range in style from single story ranch houses to multi-storied classical designs. These include brickwork with stylish posts while others are more modern in their design. The community home price range is quite wide, going from a low of $350,000 up to the $1.3Mil mark.

| “I wasn’t going to do this, but I guess I feel like I got seduced.” Today we are having a look at a developer who builds solely well outside of the Greater Atlanta Loop. So, here is a little more information on the sultry ‘post suburban’ countryside home options Northwest of Greater Atlanta.

| Yesterday, we looked at Master Planning of communities. This can be handled in a variety of ways, as complex as setting up entire cities, or devising neighborhoods. Many urban areas in the Far West, especially down South were intentionally developed from the beginning. Nowadays, there are developers using the Master Planning method.
There are only two Master Planned sections within the I285 Loop built in the 1940′s. These are both slightly to the East of Center. One is more on the northern end of Greater Atlanta, while the other is down at the southern end.
The Georgia Pacific Center is a beautiful example of Master Planning. This one is even in the heart of the city. 5849 Peachtree is the name of an entire development up in the northern section, whereas a place known as South Woods is the only other area of this type within the “Greater Loop”.

| For those who like condominiums, Buckhead has many to offer. However, unlike downtown, most of the high rises in Buckhead have been around for awhile, and exhibit what can loosely be termed ‘classical’ arhitecture. What this really means in translation is that the buildings are designed with stonework and brick fronts, shapely and often in natural tones. This is set in contrast with the shaded blue glass and silver glitz of the most recent skyscrapers going up down town.
Buckhead, is large, and famed for being glamorous, or at least, wealthy. This substantial section of the Greater Atlanta area contains 55 neighborhoods within itself. It is rated amongst the top 10 best locations to dwell for the affluent, and it’s own Buckhead Village is known to harbor a fantastic night life.
In this sector, be prepared to pay $350,000 for two bedrooms. The good news is that you will also have your own bathroom. This is great for double couples, space-hungry individuals sharing a place, or children, especially if they are from a blended family with the frustrations of being somewhat estranged from normal parental intimacies because of discomfort surrounding the step-parent(s). Luckily, not everyone has that problem, but the fact is that many do.

| Here is a neighborhood for those who are seeking to live in close to downtown. Intentionally designed to be right near the city’s ambitious skyscrapers, Ansley-Park is one of the eldest post-Civil War neighborhoods Atlanta has to offer.
This one was also laid out according to a “Master Plan” by a developer named Edwin Ansley. He put the plans together with the intention for it to fit in with the rest of the city, particularly with the wish for it to blend into the style of the northern part of Druid Hills.
Now, of course, this is one of the ‘vintage’ neighborhoods of Old Atlanta and remains a highly desireable location. The architecture here is diverse and even boasts many homes that were originally built on commission by the first owners.

| Well within Atlanta there is a 6 neighborhood region that is part of an NPU: Neighborhood Planning Unit of the city. This area has been involved in a number of recent renewal initiatives.
First off, let’s look a little more closely at the member neighborhoods Adair Park, Mechanicsville, Summerhill and Capitol Homes. These, along with the rest are steeped in Atlanta history as they were all generated as part of Civil War recovery process. This region thrived from the 1870′s all the way up until the 1950′s when it took a downturn. The reason for the sudden losses was that the educated and wealthier people left: this was true of both white and African-American people, as other neighborhoods could offer more expensive homes, more culture and/or proximity to institutions of higher education.
Mechanicsville, which is now involved with MARTA, CSX and the Southern railway system, used to be around other rail companies, but the railways are an entrenched and engrained part of the system.
Racial diversity has surged during this decade. Most of the influx has come from Asians and Hispanics, while the vast majority is currently still African-American with a white minority.
