Condominiums Near Downtown

Wednesday, March 8th, 2006

There is middle class living close to the heart of the City of Atlanta.  Many condos. cost well above $100,000.  They do have a lot to offer for a variety of tastes.  There are condos. built into old houses, giving both a modern and vintage feeling to the same place.  There are brand new places.

There is more than one kind of ‘new place.’  One example of these are the Emerald Lake Condos.  this is a built up miniature community.  It is strategically positoned beside a fantastic urban garden by the same name.  Wisely, the developers invested into the rejuvenation of the Emerald Lake Gardens to soothe the savage hearts of anti-development citizens but also to warm the hearts of all those who happily move into the neighborhood.

Midtown is also bubbling with condos.  Sure enough, there are the Loft version in re-designated qarehouses.  Strangely enough, many of these places are in areas transformed from the nit and gritty business end of concerns into the flagrantly artistic.

Midtown has a great deal to offer, as does downtown.  MARTA, the city’s transport service is readily accessible to many condos. in this area.  Other condos sport the impressive ‘assigned parking place’.  One way r another, this makes getting around pretty easy.

Finally, dowtown has the latest in condos in a building called The Spire.  It is a shiny skyscraper with an usual shape.  This is a dream come true for the truly urban sort!  Nightlife, public transit, schools, a quick walk to work, food and that raw hum that goes with living right in the very center of a great city.

Druid Hills homes

Tuesday, March 7th, 2006

Druid Hills is the second oldest suburb of the original Atlanta city boundaries.  It was developed beginning in the late 1880′s but was not finalized until the 1930′s.  It includes Ponce De Leon Avenue, which is one of the more famous streets in the city.  The southern edge of the neghborhood meets the ‘old city’s border’.

There are fabulous parks in the area, and thanks to the restoration movement of the 1970′s much of the fine historical architecture was rescued from destrudction and salvaged from neglect.

There are the whole variety of homes available in this part of town.  They are decidedly middle class or wealthy only, with the bottom end prices as high as $300,000.  So, if you’ve got a 6 figure income, you just might cut the proverbial mustard as a home buyer in this well respected part of Atlanta.

The area has retained some of its prestige; in the beginning of the century it was flat out a high status area for the local ‘political gentry’; the high end of the middle class; the people who ran the city, and state most likely, but not necessarily the nation.

Condominiums and townhomes and single family uunits are all available in Druid Hills.  People are getting the ‘sticker price’ for the homes they sell, and local real estate is in high demand.

Looking at Lofts in Atlanta

Monday, March 6th, 2006

The West of Greater Atlanta is located in Fulton County, while the East is in Dekalb county.  In this article we are going to change the pace.  Instead of looking for those one family homes, we’re looking for apartments.  This time, however, we are going for ones we can own.  This is a natural step for single people or couples who prefer the metropolitan lifestyle but are not interested in the price or fuss of owning an entire house.  It also is the better choice for those urban individuals who are very busy, and who may like to live in a part of town where houses are just too pricey.

The good news is that Atlanta’s Fulton county has urban lofts to offer.  For those who don’t even know: a loft is a large studio apartment, often created out of a converted building.  It is possible to get lofts that are best suited to practicing artists as there is room to have an art studio within the apartment.  Also, for those who have lived in studio apartments, lofts are generally much more spacious.  Naturally, such dwellings can be in buildings designed for housing, or in converted factories or while others have been developed in former schools.

One example of ‘low midrange pricing’ for these, is a whole building called ‘Renaissance Lofts’, where one can buy a reasonably sized loft for just under $150,000.  There is a good bathroom, plenty of lighting, marvelously high ceilings and a wonderful, upbeat modern paint job.

The bottom line is that we know that not everyone needs or wants to be married with children in order to buy their own place, and that’s OK.

College Park Homes by Miriam Pia

Friday, March 3rd, 2006

College Park is one of Atlanta’s fantastic neighborhoods.  Within this part of town there are many homes for sale.  One quality that nearly all of them have in common is that they have quite spacious lots.  Many homes on the market in the area are filled with mature trees.  On the opposite end of the spectrum there are also homes that at the moment are in fact, well drawn plans longing for completion.

Here is a brief synopsis of how the market is for single family dwellings within College Park at the beginning of 2006.  The lowest prices are about $250,000.  This is for two or three bedrooms, but often times only one bath and a modest yard.  Nevertheless, this isn’t a townhouse; you get a fully surrounding lot, rather than only a front and back yard.

The prices range considerably in this neck of the woods.  The economic range is from middle class, up through to the wealthy.  Those seeking a luxury home in the area can in fact, find it.  You can easily spend millions on a home in the fancier sections of this Atlanta neighborhood.  For a few million you can get up to 6 bedrooms, but you can spend the same amount on only 4 bedroom homes.

Middle class homes in Fulton County, Atlanta by Miriam Pia

Friday, March 3rd, 2006

Welcome to another beautiful day!  Yesterday we took a peek at some in town condos.  Before that we were looking at single family dwellings.  Today, we are going to look at another section of the market.  The area of Fulton County is the entire west side of the Greater Atlanta area.  It includes but is not limited to the I-285 circuit.  This county is also known for hosting very high caliber schools, making it a prime location for parents, or those planning on becoming parents.

There are already built homes, and there are brand new homes.  The appeal of each is significant but different.  Despite the age of many of Atlanta’s neighborhoods it is still possible to buy a very modern home that has just been put up.

The good news really is: you don’t have to go the ‘burbs to find a great place to live.  Prices are not absolutely lethal for the middle class either, which helps evenmore.  There are high quality single family dwellings available for as little as $160,000 and you can find very classy houses within town that do have both a history and mature living trees in the yard for under half a million.

College Park and Legacy at Thaxton are two examples of freshly built housing developments that run between $180,000 and $300,000.  These are fun because they look great now, and they will only look even better thirty years from now when the saplings grow up!

Surburban homes are available as well, but let’s leave that for another day.

Our First Look at Condos! by Miriam Pia

Wednesday, March 1st, 2006

Today we are going to have a look in town again.  Here are a few basic facts.  There are many counties surrounding Atlanta, only two of which actually overlap the city itself.  These are Fulton County and Dekalb county.  this will help you to avoid many errors when searching the region, if you are not familiar with it.

This time, we’re still working on ‘in town’ homes.  Instead of the single family houses, today’s focus is on condos.  You can find condos standing high, or set in quaint low to the ground groupings.  The prices range, but there are a wide variety available well within the ‘middle class price zones’.  On the less expensive end, there were one bedroom condos in highrises; there was at least one of these available at $120,000. The one that I gazed at the most, was only a one bedroom.  This shows the author’s bias and isn’t necessarily much to worry about. There were up to three bedrooms for under $250,000.

Finally, every one of the few samples I’m referring to, was located right within Dekalb or Fulton- right within the City
