Candler Park Prices by Miriam Pia

Welcome back to Atlanta Real Estate.  As promised today, we take our search for a new home in growing Atlanta a step further.  Wedged in between downtown and Midtown in a neighborhood called Candler Park.

Yesterday, I promised you middle class homes.  Well, here you are.  You can find small two bedroom bungalo single family homes in this neighborhood for a down to earth price of $170,000.  Just to give you a feel for this; most of these include a nice bit of surrounding greenery: trees and the like.  Of course, nearby is the major city park the neighborhood is named for.

Not everyone’s budget is the same, as we all know..  The prices for houses in this neighborhood go from this basic under $200K, all the way up to nearly a million.  At $800,000+ you can get yourself up to five bedrooms.

In an effort to be fair, we will also have a peak at condos, lofts, etc..as we check out homes.  Also, we will scan the suburbs, there are some far less expensive homes in the outlying areas such as Jonesboro, but for now we’ll stay focused on the areas within the City.

Midtown Atlanta & More Pricing

Today, we’ll look at an area of town that has had residential options for all levels of the economy.  It wa

Midtown Atlanta is located between dowtntown and Buckhead.  This area sprang up during the second half of the 1800’s.  It started out as a high prestige area, that included homes such as the Governor’s Mansion within the neighborhood.  There was also something miraculous in the area: during the 1880’s people flocked to the mysterious Healing Springs located near Pnce De Leon .

Since then, the Governor’s Mansion has moved and the Springs are now underneath a Sears building.

Nevertheless, this area has housing for a diverse population.  However, now is the time for action if you are going to invest in property with high appreciation values.   During the past several years the area has seen a 250% residential explosion.  The bad news is that property prices are increasing like crazy, as new condos go up.  The good news is: anything you buy here now is likely to grow in value.

As you would expect, Midtown is a ‘happening’ part of the interior of Atlanta.  This is part of why both residential and business living has increased in this area recently.  There are new movements ‘back into the heart of twon’ t and this is one of the areas blossoming because of it.

Later this week, as we flesh out our view of Atlanta, we’ll see how much you will need to be ready to spend or to commit to in a mortgage to get a decent neighborhood.

Atlanta: Defining In & Out of the City

Well, we started looking at parts of the City and we have begun to address the issue of prices.  Well, today we’ll spend a little time with very general information.

Altanta, like so many other big cities, is surrounded by a loop of a major interstate.  There are Also basic cross sections.  In Atlanta, the main road dividing up the Northern half of the city, forks into two branches..

The City is outlines by Route 285, your basic high quality Interstate.  The North and the South are divided by Route 20.  The main road that separates the East from the West is Route 85.  As mentioned earlier, North of Route 20, the road forks off.

Of course there are suburbs on every direction coming off of the I285.  A few of these have some inexpensive homes, ranging from as little as $50,000 up to $300,000.

Next week we will look more into the Intown area, and find moderately priced homes.  My intention is to cover the whole spectrum to meet everyone’s needs.

Inman Park

Today, we’ll look at another neighborhood and begin to get more into the actual prices of homes in the city of Atlanta.

First of all, Inman Park is one of the historical neighborhoods in town.  Also, it is another one of those areas that started out as a new suburb, about 100 years ago.  Now, it is one neighborhood well within the city and it’s status as a suburb has become like yur great-grandmother’s photograph.

It it bordered by Candler and Little 5 Points.  There are a variety of types of homes on offer in Inman Park.  Apartments, Lofts, Condos and free standing homes are all available.  You will be able to access freshly built architecture and nice old homes that have that fabulous vintage feeling.

A quick scan of the new condos revealed the fofollowing: it takes a minimum of $120,000 commitment to live in Inman Park as a home owner.  The mortgage rates are currently at about 5.5% for the 15 and 30 year mortgage.That’s the condos.

The houses were, well, not what I had expected.  The fact is that what you may well perceive as a fairly straightforward middle class home in the neighborhood with a nice lawn and plenty of trees and a few bedrooms actually runs, at bare minimum, over $900,000. Most of what I saw when I went and had a look was more in the order of “2 Mill”.  I don’t know how else to say it.

Virginia Highland

This neighborhood is unargueably the hip spot for the middle aged middle class crowd.  Don’t get me wrong, you can be young and still like it, or retired and love it, but this popular locale harbors cafe’s and art galleries but lacks the noise of Little 5 Points Friday nights.

Instead of tattoo parlors you can easily find vintage clothing.  In fact, Virginia Highland is a dream come true for those who like specialty shops.  The neighborhood is divided into six sections of retailing, but all are connected.

If you are modern or post modern, you will love this area.  It is so popular, however, that we’d predict that no matter who you are, you will like it.  Still, this is a fabulous place to spend a warm afternoon whether it is to shop with your best friend, or to dream up the latest in hot poetry.

Soon we’ll have worked through the major subdivisions of Atlanta.  Then we’ll address issues like the surrounding suburbs, schooling options and some unexpected surprises.

African-American Atlanta

Today we’ll take a quick look at the most African-American neighborhoods in Atlanta, in case you’d prefer to live there.  There are at least two.  Mind you, in this case we are referring only to ‘in town’ and not to any of the surrounding suburbs.

Sweet Auburn, which is within five miles of downtown, to the East is rich with black history.  This has been the hometown to many African-Americans of all the classes since the early years of the city.  As a result the many businesses in this area are in fact mostly black owned and run.  Of course, when you want to support your own community, you need to know where to shop.

The other neighborhood we’re looking at today, is Kirkwood.  This neighborhood has a totally different history.  Originally, it was a ‘white neighborhood’ but in the 1960’s and 1970’s it became a ‘black negihborhood.’

Now, it is a truly racially integrated area.  Much of the white population however, may be viewed as mosre transient; people who spend a few years living in the area and then moving onto other places, whereas more of the African-American populace are more permanent settlers.

Atlanta has a wide mixture of areas, based on everything ranging from money, to religion or race.  So far we have looked at Buckhead, the ritziest part of town, Little 5 Point, a liberal middle class area that is home to a Jimmy Carter Park and cheap food, and today Sweet Auburn and Kirkland who have a proud African-American feeling.

The last words today are: 

1) Kirkland is further out from the center than Sweet Auburn.

2) Most people who work in Atlanta have their job in the Buckhead neighborhood so glam it may be, but it does not afford peace and quiet!

Another Atlanta: Little 5 Points

As promised, today’s message is about a different part of Atlanta.  Mind you Buckhead is most decidedly for the upper class.  Little Five Points is far more humble.  If you want fine food or lodging, then L5P as it is often known, is no place to be.  Well, you might it there anyway.

What makes this a very middle class area?  The homes are quite nice, and stylish.  As already noted, bompared to Buckhead, they are ‘attainable’ rather than ‘impossible’.  While the poor man or woman will still view this as unreachable, the educated, and hard working middle class may well be happy. 

How do you know a middle class person from a wealthy one without looking at the person or their possessions?   A middle class person will often feel awkward about some fancier or more prestigious or more formal situaitons.

Sure enough, there is little ‘fancy stuff’ in Little Five Points.  There are great bands, and plenty of music venues.  For those who want simple and inexpensive food, there is also plenty of that.

This combination of elements makes this part of town a point of visitation by young adults.  They go to this hip part of town for some terrific loud live music.  They can afford to eat there, and then they go home, aminly to the East side.

If you like a safe, middle class place and enjoy the look of wild & seedy but nothing really dangerous then L5P might be just for you.  There are tattoo and piercing parlos and a lot of 20-somethings at weekend nights.

Intro. to Atlanta

So, it has finally happened.  The transfer has gone through and you and the family will be packing up and relocating to Atlanta, Georgia.

You may have some idea of what you’re in for in terms of your job, but finding out how you’ll fit in in Atlanta itself may be quite a question.

Well, here’s some good news!  Did you know that this southern city was just voted one of the best places in the entire nation for women, and for minority people to progress in business?  Wow!  Of course, some of you readers are just shrugging because you already knew that.  However, there are folks like me, from other parts of the nation who never would have guessed that South could be a genuinely progressive place.  What happy news this is.

So, if you’re a professional woman, this give you cause to sigh with relief.  Maybe you won’t need to pack a flak jacket and extra set of daggers to throw from your eyes after all.

Of course, if you’re a man with a woman who’s coming with you then this is news with which to rub her the right way.”Don’t worry Honey, I promise Atlanta will be good for you to.”  You won’t even need to lie; now that’s a relief!

Well, that’s one matter out of the way.  Here’s another: Which part of town are you going to want to live in?

This time, we’ll take a little look at Buckhead.  If you are fortunate and really on top then you will possibly spend time there.  If you look it on the Internet, it is described as the part of town where ‘old money lives’ and ‘new money parties’.  This area is densely populated, but may not always feel that way since some of the wealthier private homes will have sizeable gardens. 

There are also shopping areas in Buckhead.  Thisne neighborhood even has it’s own website.  You can check it out yourself.  It is so popular for shoppers that 40% of lookers and buyers journey over 100 miles just to go there.  Quite frankly, that’s impressive.

So, if you’re the urban types, and if you’re really doing well financially this part of town will be ‘a hot spot for you.’.

The fact is, it won’t be easy to buy there.  So next time we’ll have a look at where you can buy or rent right in or near Buckhead and where else you might go, if your income is in-between, far more humble thatn rich, yet well above poor.
